Description of Withycombe

Withycombe is a detached, extremely spacious, Edwardian villa, quietly positioned in the heart of the picturesque coastal resort of Sidmouth, and about 8 miles from the market town of Honiton. The holiday property is close to the Sidmouth Golf Club and is an easy 10-minute walk to the beach and the elegant Regency centre of Sidmouth with its many attractions including theatre, cinema, gourmet restaurants, spectacular Jurassic coastline and cliff-top walks. Sidmouth is part of a designated World Heritage Site from Lyme Bay to Exmouth. At the rear of the house, there is a glass-roofed verandah, leading to a large patio and lawned area. Beyond the lawned area is a stream with safety fencing and gate leading to a further paddock area with lawn, mature trees and shrubs. There is a timber sun deck at the end of the garden which catches the last of the sun’s rays in the evening and has lovely views over the house and beyond. Shops ¼ mile.

Four steps to entrance. Large entrance hall. Double reception room with open fire and French doors to glass-roofed verandah. Large dining room with feature fireplace, selection of books and wooden floor. Spacious well-equipped kitchen/breakfast room with gas/electric range (for cooking), wooden floor and double doors to patio. Two steps down to utility with door to garden. Separate toilet. First floor: Master double bedroom (Nelson) with four-poster bed, sitting area with sofa and chairs, wooden floor, double doors to balcony, and en-suite shower room with toilet. Double bedroom (Lady Hamilton) with 6ft iron bed, additional single bed (for +1) and feature fireplace. Two twin bedrooms (Hardy and Victory), each with wooden floor. Bathroom with shower attachment and toilet. Second floor: Double bedroom (Trafalgar) with 6ft iron bed, sitting area, TV and en-suite bathroom with period bath, large walk-in shower cubicle and small secret door to attic play room (Narnia) with table football and soft seating.
